What does Edward Home Repair do?

We waterproof basements, repair downspouts, install yard drainage solutions, repair foundations and basement walls, encapsulate crawl spaces, and control moisture under the home. The same crew handles insulation, carbon fiber reinforcement for bowing walls, and mold remediation. Work is based in Columbus and covers Central Ohio.

Which cities do you serve?

We work in Columbus and nearby Central Ohio cities, including Dublin, Hilliard, Westerville, Worthington, Powell, Delaware, Gahanna, Reynoldsburg, Pickerington, Grove City, and Groveport. If your city is not on that list, call anyway. We travel within about a 60-mile radius of Columbus for inspections and repairs. That includes nearby townships and unincorporated addresses.

Are you licensed and insured?

Yes. Edward Home Repair is licensed and insured, and based in Columbus. The crew has more than a decade of hands-on experience with foundation, drainage, and crawl space work.

What is crawl space encapsulation?

Encapsulation seals ground moisture out of the crawl space. Open vents pull humid summer air under the house. That air condenses on the joists, leaves a musty smell upstairs, and can grow mold on the wood. We inspect the space and scope the encapsulation to that house.

Can a downspout cause a wet basement?

Yes. A downspout that dumps at the wall soaks the clay against the foundation, and that water can come in under the spout. We reconnect the downspout and carry the discharge away from the house. A yard that slopes back toward the wall needs yard drainage solutions. Water already on the floor is basement waterproofing.

When does a yard need drainage?

Standing water a day after rain, or ground that slopes toward the house, keeps the soil against the foundation wet. A French drain, a catch basin, or a regrade moves that water away. A downspout that only needs an extension is downspout repair.

Why is water coming into my basement?

Water at the floor or walls is a waterproofing problem. Central Ohio clay holds groundwater after rain and snowmelt, and freeze-thaw can open cracks that let more water in. We find the entry point on a free inspection, then write the waterproofing plan before any work starts.

How do I know if my foundation needs repair?

Sticking doors, a sloping floor, stair-step cracks, or a wall that has moved are signs of settlement. We inspect the foundation and tell you whether it needs foundation repair, wall repair, or carbon fiber reinforcement.

Can you fix a bowing basement wall?

A bowing or cracked block wall that needs to be held, not rebuilt, is a carbon fiber job. Cracks, a leaning wall, or water pushing through the concrete may need basement wall repair instead. The inspection decides which repair fits the wall.

Do you handle mold in a crawl space or basement?

Yes. We look for mold along with the moisture problem and can include remediation in the same job. A musty smell often starts with damp wood, standing water, or a crawl space that stays humid. The repair covers the moisture source, not only the visible mold.

Is the inspection free?

Yes. The inspection and the estimate are free, with no obligation. We look at the basement, crawl space, or foundation and show you the moisture, drainage, and structural problems.

How much does waterproofing or foundation repair cost?

The price depends on the house and the repair. We do not quote a flat price until we have seen the house. After the inspection we walk through the work, the timeline, and the cost before anything starts.

Do you offer a warranty?

Drainage and encapsulation systems come with a lifetime transferable warranty. Ask about coverage on other repairs when we walk through the written plan.

What happens during the inspection?

We inspect the basement, crawl space, or foundation and point out the moisture, drainage, and structural problems. Then we write a plan for that home and go through the work, the timeline, and the cost. Nothing starts until you approve it.

Do I have to hire you after the estimate?

No. The inspection and estimate are free, and there is no pressure to book the job. You can take the plan and decide later.

How do I schedule an inspection?
